2311 Scott Street, #4

1 BD | 1 BA | 735 SQFT

$915,000 (FSBO)

We are spreading the word about this unique off-market opportunity to buy our one-bedroom condo directly on Alta Plaza Park in beautiful Pacific Heights. 2311 Scott Street #4 is a light-filled space overlooking the park that is part of a well maintained four-unit building, is pet friendly, has private garage parking, and has a walk score of 9.6/10 with easy access on foot to some of the best shops, bars and restaurants in the city.

Opportunities to buy property directly on Alta Plaza Park in the heart of Pacific Heights don't come around often. And being able to buy a slice of parkside serenity in one of San Francisco's most luxurious and coveted nieghborhoods for under $1 million is even more rare. With an average sale price of over $6.6 million in the past year, most of the homes directly on Alta Plaza park are out of reach for the majority of buyers. In fact, in the last five years only three properties have been offered for less than $1 million on Alta Plaza Park. We saw the opportunity in 2019 and seized it, enjoying 2311 Scott Street both as our primary residence and later as a wonderful rental property that attracted extraordinary tenants. Our family is moving on to pursue new dreams, so it's time to pass this amazing condo on to its next owner.

The condo will be formally on the market and move-in ready on May 1st, 2026. However, we are offering it as a "For Sale by Owner" opportunity before then at a much lower price without the costly broker fees. If you have dreamed of living parkside in Pacific Heights, this is an amazing chance to get in under the market rate.

If you're interested in learning more about this rare opportunity, you can find additional details below. We'd love to pass this incredible condo onto someone who will love it as much as we did.

The Living Room

What drew us instantly to this condo, aside from its perfect location, were the stunning arched windows in the main living area. Their height and shape frame the greenery of the park beautifully, and they reminded us of places we'd seen in Morocco.

To maximize the space and to enable a peaceful, clutter-free vibe, we hired the master carpenters at Stuart David Furniture to build a custom wall unit that includes ample storage and a pull-down Murphy bed for visiting guests.*

But really, the living room is mostly about the view. With a tree below in front of the building and the hill and trees of Alta Plaza park across the street, all you see is greenery. It's easy to forget you're in a city when you're surrounded by nature.

* Note: If the wall bed doesn't match your needs, Stuart David Furniture has already drawn up plans for us if a future buyer wants to replace the Murphy bed with an entertainment center as a seamless integration with the rest of the wall unit.

The Kitchen

Flowing directly from the living room, the open kitchen allows for seamless connection while cooking or entertaining. It has stainless steel appliances, granite counter tops, and frosted glass cabinets. We loved cooking there and it had everything we needed. If you have chef-level aspirations, there will be room to upgrade. But the fact that we didn't do a massive kitchen renovation has helped us keep the condo reasonably priced. For the everyday chef, the kitchen has a dishwasher, refrigerator, microwave, and a gas oven and range.

The granite countertop also has space for two stools to tuck under if you like to have the option of using it as a breakfast bar or as a space to chat while your other half is cooking.

The Bedroom

The bedroom in the back of the condo is both large and serene. In the distance you get a view of Sutro Tower through the ample window, and at night the remote controlled blackout shades help you have a truly restful sleep.

A huge closet with sliding doors covers the length of the room and ensures that everything you own can be stored out of sight, allowing the room to remain a clutter-free oasis.

The large window lets in plenty of natural light during the day, giving great energy to the space.

The Bathroom

With its gray slate floor, a white tiled shower and bathtub, a toilet, and a sink with a storage cabinet that matches the mirror and medicine cabinet, the bathroom has everything you'd need. A large skylight above also brings natural light into the space for a more open feel.

The Residence

One of the selling points for us when we purchased 2311 Scott Street was that the building only has four units. One large condo covers the second floor and there are three smaller condos above it. For us, that meant being able to know our neighbors, having an easy Home Owners Association (HOA) experience, and being able to have our own dedicated parking spot in the garage.

The building was built in 1965 and is well constructed with brick and wood. It lies midway between Jackson Street and Washington Street, almost at the peak of Pacific Heights.

HOA dues are quite reasonable at $419/mo and cover water, trash, common area cleaning services, and building maintenance. The HOA meets quarterly on Zoom and is quick to respond if anything ever needs fixing.

The Park

Directly across the street lies Alta Plaza Park, one of San Francisco’s most iconic and cherished green spaces, and one of our favorite places on the planet. The park is known for its grand tiered staircases and panoramic views that stretch from the Golden Gate Bridge to the city skyline.

Living across the street from the walking and jogging paths, expansive green lawns, and well maintained courts for tennis, pickleball, and basketball, makes exercise easy to fit into your schedule.

If you have kids in your life, the large playground is well designed and super fun with plans for upgrades in the near future.

Although we never had a dog, nor does our current tenant, 2311 Scott Street allows dogs of any size and breed (except for Pit Bulls, Presa Canarios, and Rottweillers). Alta Plaza park is an absolute paradise for dog owners. With lots of room for dogs to run and play, the park will provide views and new friends for both you and your dog!

The beautiful, terraced park is impeccably maintained, and if you have a green thumb or a love for volunteering you can join the Friends of Alta Plaza Park, as we did, for their regular clean up/gardening days while meeting fellow neighbors.

The Neighborhood

Having access to green spaces (both in Alta Plaza Park and the nearby Presidio) while still only being a four block stroll to the shops and restaurants on Filmore Street is such a gift.

Sunday morning brunch? After work take-out? Cocktails with friends? Gourmet donuts? To-die-for ice cream? Dinner at some of the best restaurants in the city? It's all just blocks away on Fillmore Street and easily walkable. You'll also find yourself dangerously close (again, only  four blocks!) to the delicious b.patisserie and some outstanding international cuisine on Divisadero Street.

For book lovers, the beautiful Presidio Branch Library is a five block stroll. And for the coffee lovers, Blue Bottle on Fillmore Street is just on the other side of the park.

You're also only a 3 minute drive to the UCSF medical center, and a 5-10 minute drive from your choice of Target, Whole Foods, Trader Joe's or Safeway.

With nearby buses, easy bike routes, and your own parking spot, the whole city is at your fingertips.

Floor Plan & Location

For Sale by Owner

This condo will officially be listed on May 1st, 2026. However, we are currently sharing this opportunity in our own networks to give early access to motivated buyers. If we're able to complete the transaction without the costly fees paid to real estate agents, we'll be able to pass the savings on to our buyer. Pricing our condo lower off-market is a win-win for both parties since we end up with roughly the same final payout and the buyer gets in at a much lower price, without us having to endure the hassles and costs of a formal listing (staging, public open houses, realtor fees, etc.). We currently have a tenant in the unit who is moving to a 2-bedroom apartment in April. He has offered to let us show the place in the coming weeks (limited opportunities available for serious buyers only).
